Growth corridor

Architects in Mumbai 3.0 (Third Mumbai)

Mumbai 3.0 — the Third Mumbai corridor around the Navi Mumbai International Airport and the NAINA planning area — is being built now. Most plots here are still open land, which makes this the rare place where design decisions are made before anything is fixed.

The corridor runs roughly across Ulwe, Panvel, Uran, Pen, Taloja, and the Karnala–Chirner belt, shaped by the airport, the Atal Setu, and the NAINA framework administered by CIDCO. Land that was agricultural a few years ago now sits inside a planned growth story.

That creates a specific kind of client: someone holding a plot with a long horizon, deciding whether to build now, build in phases, or hold. The useful first piece of work is often not a house design at all — it is a plot-potential study that shows what the land can actually carry, in what order, and what each phase costs to reach.

We are close to this corridor. Pen and Panvel are a short drive from the studio, and our House of Curves project in Pen sits inside the belt. Being nearby matters more than usual here, because greenfield sites have no neighbouring building to learn from — you have to read the land itself.

What we do here

Our services in Mumbai 3.0

Greenfield land shifts the weight of the work upstream — masterplanning, feasibility, and visualisation carry more of the value here than they do on a finished shell.

01 Masterplanning & Landscape in Mumbai 3.0 — Design Metrics

Masterplanning & Landscape in Mumbai 3.0

The most valuable service in this corridor. On open land we study access, orientation, contours, water, and phasing to establish what a plot can genuinely support — and in what sequence — before a single wall is designed. For larger parcels this becomes a staged masterplan that survives a decade of gradual building.

02 Architecture Design in Mumbai 3.0 — Design Metrics

Architecture Design in Mumbai 3.0

Greenfield sites have no built context to respond to, so the design has to generate its own logic: orientation to sun and wind, a sensible relationship to the approach, and massing that still works when neighbouring plots eventually build up. We design first phases that will not be embarrassed by phase three.

03 Liaisoning in Mumbai 3.0 — Design Metrics

Liaisoning in Mumbai 3.0

Development here sits within the NAINA planning framework administered by CIDCO, alongside local body requirements that vary by plot. Documentation matters more in a newly planned area than in a settled one. We prepare and coordinate the set and track submissions; approvals stay with the authority.

Interior Design in Mumbai 3.0

Mostly first fitouts rather than renovations — new houses and new apartment stock near the airport belt. Where a property is intended for rental, serviced, or hospitality use, we plan the interiors for turnover and durability from the start, which is a different specification to a family home.

05 3D & Walkthroughs in Mumbai 3.0 — Design Metrics

3D & Walkthroughs in Mumbai 3.0

Uniquely important here, because there is usually nothing on the plot to look at. Renders and walkthroughs let owners, family, and investors judge a proposal on empty land — and are what most people need before committing capital to a first phase.

Turnkey Solutions in Mumbai 3.0

Many plots in this corridor are held by owners living in Mumbai, elsewhere in India, or abroad. Turnkey delivery with a studio close to site is the practical way to build well on land you cannot visit weekly.

FAQ

Mumbai 3.0 — common questions

What is Mumbai 3.0?

Mumbai 3.0, or Third Mumbai, is the growth corridor taking shape around the Navi Mumbai International Airport and the Atal Setu, largely within the NAINA planning area administered by CIDCO. It spans parts of Ulwe, Panvel, Uran, Pen, Taloja, and the Karnala–Chirner belt.

I own a plot in the NAINA area but am not ready to build. Can you still help?

Yes — that is often the best time to engage. A plot-potential study and phased masterplan tell you what the land can carry and in what order, so you can build when you are ready without having foreclosed options.

Do you work on plots near the Navi Mumbai International Airport?

Yes. The airport belt across Ulwe, Panvel, and Uran is within our regular working radius, and Pen and Panvel are a short drive from our Alibag studio.

Can you design a property intended for rental or serviced use?

Yes. Rental and serviced properties need a different specification to family homes — durable finishes, turnover-friendly planning, and simpler maintenance. We plan for that from the first drawing rather than retrofitting it.
