The Mumbai Metropolitan Region stretches from the island city out through Thane, Kalyan, and Vasai-Virar, and south through Panvel, Khopoli, Karjat, and Pen. We work across that whole spread — which means very different project types under one studio.
MMR is not one market. A Thane redevelopment flat, a Karjat weekend house on open land, and a Bhiwandi commercial unit share a planning region and almost nothing else. We scope each by what the site and the brief actually need rather than applying a city formula to rural land or the reverse.
The consistent thread is land economics. Plots get larger and cheaper as you move outward, which changes the honest advice: closer in, the work is about extracting more from a fixed shell; further out, it is about siting a building well on land that has room to breathe, and phasing the build across a few years.
Our Pen project House of Curves sits squarely in this belt — an apartment interior in Raigad, with a clear budget and a family brief, delivered from a studio close enough to stay on site. That proximity to the southern MMR is a large part of why our regional work concentrates there.

The outer belt is where land is generous enough for real masterplanning: farm plots at Karjat and Khopoli, larger parcels near Pen and Panvel, and residential clusters. We set access, orientation, water, planting, and phasing so an owner can build now and extend in five years without undoing the first move.
